Homeowners are responsible only for the interior and exterior maintenance of their own homes and their foundation plantings. All other areas in the community are maintained by the HOA, including roads, parking areas, landscaping, tree and shrub maintenance, lawn cutting, snow removal, waterfront maintenance, docks, trash and recycle facilities, tennis courts, and other recreational areas.

Private community green is one of several sites where residents gather to walk their dogs, play tennis, basketball, croquet, pickle ball, and bocce ball, gather around firepits in the evening, and other activities.  Other areas for community gatherings are the private beach, and seating and picnic areas scattered around the property including overlooking the docks on Fogg Cove.

The second Saturday of June is the annual meeting of the Homeowners Association and the residents’ and their guests annual picnic.  Depending on the time of year, there are also firepit parties, Wednesday night sailboat race viewings overlooking the Miles River, Fourth of July fireworks, and other community activities. Quarterly Board meetings are held the second Saturday of January, April, July, and October. 

Abundant wildlife on property including eagles, herons, egrets, osprey, fox, deer, rabbits, muskrats, swans, turtles, terrapins, ducks and geese. 

Lack of use of chemicals on our property and the surrounding organic farm provides a healthy environment for pets and children.


Community is well-managed, debt-free, and has reserves totaling more than three times annual operating expenses.
